Fix the requirement and find a building
Using a library of space standards and the Modus Ready Reckoner we can quickly help you to
define your space requirements. This will dramatically speed up your agent’s
search for a building. We can also help you to assess shortlisted buildings
by carrying out ‘test fits’ and examining specifications. |

Prepare space plans
Once a building has been selected, the requirements identified
previously are translated into space plans. The Modus Workspace design team
has enormous experience in making office space work effectively. At this stage
we will also prepare detailed budgetary information. |

Produce an interior design scheme
With the ideal space plan agreed, our team
of interior designers will help you to decide on the look and feel of the space
and to choose furniture by using 3D visuals and visits to sites and showrooms.

Fit out the building
All the way through the design the team is supported by
a project manager who eventually organises the construction process itself.
All the Landlord and Statutory Approvals will be obtained by us on your behalf.
We will also ensure that all your obligations under Health & Safety legislation
are fulfilled. |

Move in
A project is only complete when our client is successfully working in
their new building. The Modus Workspace team will help you to manage your move
and will organise ongoing support through Modus FM. Finally, we will present
you with a CD-ROM containing details of how everything in the new office works
and should be maintained. |
